    Warranty inspections are for homeowners that are approaching the end of their 11-monthy warranty period provided by the builder. These inspections focus on issues that may develop during the first year after construction and items that may have been missed or monitored from the pre-closing inspection.

    Home Inspections

    Home Inspections are for Single family homes, townhomes, condos, and manufactured homes and are performed for home buyers and existing homeowners. Home inspections are limited visual inspections of all visible systems and components. These include The Roof, HVAC, Plumbing, Electrical, Grounds, and exterior surfaces. All observations are compiled on an official report that may be used for real estate negotiations, identifying major issues, and finding maintenance items or damage. Pricing is based on square footage and features.

    Insurance/4-Points & Wind Mitigations

    Insurance inspections include assessments for adjusters, and 4-points & Wind Mitigation Inspections. These reports go to insurance providers to determine the terms of a policy and what discounts the homeowner qualifies for. This is based on the age, condition, and rating of installed Roof, HVAC, Plumbing materials, Electrical materials and products, and installed hurricane protections. Prices vary based on services needed but range from $100 - $250. These services can be bundled for a discount.

    New Construction/Warranty

    New construction inspections include Framing inspections, also known as Pre-drywall inspections, and Pre-closing inspections. These inspections must be approved by the builder and scheduled with the construction manager. Harwick Home Services has built trusted relationships with many of the builders in our service area.

  • Moisture damage

    Assessments for Investors and Homeowners

    Harwick Home Services is happy to work with investors to identify areas of focus for re-sale and provide reports detailing items that are regularly noted on full home inspection reports. These assessments also include home maintenance and damage assessments for homeowners. Periodic inspections can help homeowners to identify developing maintenance issues or items that need repair around the home.

  • Warehouse

    Commercial Inspections

    Commercial inspections consist of a visual Walk-through of the property, building, interior, major systems, and public spaces. While these are similar to home inspections, the standards of practice are more focused on commercial and industrial spaces up to 25,000 SQFT. Please contact us for more information.

  • WDO

    Wood Destroying Organism Inspections

    Harwick Home Services is certified to assess whether signs of WDO’s are present in a home, and we partner with local Pest Control Companies to provide these reports.
